None of the aforementioned matters if there isn’t a closing. At Monarch, we believe that successful transactions are the result of hard work, creating a win-win for both buyer and seller, and clear communication between all parties. With a multitude of parties involved in every transaction from the buyer and seller, to their attorneys, lenders, appraisers, physical and environmental inspectors, surveyors, title and escrow officers and often times the local municipality, it is incumbent that there be one party capable of interacting and coordinating with all others. This is the broker, the common thread in every transaction, the one party that is responsible for guiding a transaction from listing through closing.
Monarch’s principals have a proven track record of closing transactions, having done so over 300 times. We have sold individual assets as well as large portfolios. We have sold stabilized as well as distressed properties. We have sold core, value-add and opportunistic properties. We have closed transactions for 4-unit buildings as well as 400-unit buildings. We have completed transactions for lenders including note sales, certificates of sale, and real estate owned (REO) sales. We have completed small balance transactions and we have completed transactions over $100MM. We understand what is required to move a transaction from a concept to the closing table.
